If you any questions on our fees, please ask a member of staff.
We will ask for your address history for the last three years and complete a credit check on each individual tenant. We will also require a reference from your existing Landlord or Letting Agent (if you are currently renting) as well as a written reference from your employer. If you are self-employed, we will ask for an accountant’s reference and most recent set of submitted accounts.
The lease you sign will be an Assured Shorthold, which means that you can stay in the property for the period of the lease (provided you meet all the obligations of the lease). If the landlord wishes to end the tenancy you will be given two months’ notice to quit the premises.
We have an obligation to conduct regular inspections of all tenanted accommodation. This is to ensure the property is not in need of repair, that you are looking after the property and discuss any problems you may be experiencing. You will be given notification when an inspection is due to be conducted.
In the event of maintenance being required please telephone us at the earliest possible time in order to minimise any problem that could subsequently arise. Trades persons will be alerted by the Agent and dependent upon the nature and urgency of the task will respond accordingly. Simple precautionary procedures should then be taken by the tenant to prevent any additional problem arising e.g. turn off water at the stopcock if necessary, isolate electric or gas supplies at the mains where required.
You cannot have any pets unless we have permission from the landlord/ourselves in writing. You must consult us prior to obtaining a pet and submit a written request to have a pet stating age/type/breed.
YES! You should consider taking out contents insurance to cover accidental damage to the Landlord’s contents, buildings, fixtures and fittings. The landlord is responsible for insuring the building.
The Deposit normally equates to 5 weeks rent and will be held throughout the tenancy in a government approved deposit scheme and will be returned at the end of the tenancy subject to the property being left in a good condition without any claim for potential damages beyond fair wear and tear.
As a tenant you are responsible for ensuring the rent is paid in full and on time. We have facilities to enable you to establish a standing order which will mean payments are paid directly from your bank to our designated account. You will need to cancel the standing order before leaving the property.
Utility bills, including Council Tax is your responsibility unless stated otherwise in the tenancy agreement. You will need to choose your supplier upon moving in and ensure accounts are closed when you vacate.
Once the Landlord has agreed to accept your application (subject to references and contract) we will ask for a holding deposit equating to one week’s rent. Upon successfully passing the referencing stage of the application, the holding deposit paid will count towards the total balance of rent and deposit owed before the tenancy start date. You risk losing your deposit in the event you provide inaccurate or misleading information on your application, fail a right to rent check, do not all reasonable steps to enter into a tenancy agreement or unilaterally withdraw your application.
Thank you so much for all your help selling our home, as you know it was on with other estate agents in the past and fell through twice! You worked so hard to make sure the sale went through without any hiccups and I would recommend you to anyone, having a friendly professional person on the end of the line anytime was great although not needed by us as you kept us informed all the way through the process. You really deserve the first class reputation you have! Thankyou
I used UFLIT to sell my property & I wouldn’t hesitate to recommend to family & friends. Jo delivered an absolute belter of standard of service, she is committed 100% to providing the best service she can & I found nothing was too much hassle for her. My property was sold in just under 2 weeks! She kept me updated every step of the way & she exceeded my expectations. If you are looking for an estate agents, I thoroughly recommend UFLIT.
What an amazing company! Jo and Steve supported us in the sale of our property, they showed people round due to this being our second property. What we loved was the fact it was a 7 day a week service! Sunday viewings no problem! Want to book a viewing, you’ll get a response even at 9pm! Talk about value for money! £700 and nothing until you sell!!!! The price does not in anyway reflect the service! Brilliant busy and lovely people!
I cannot recommend this company enough. Jo is available 24/7 keeping you up to date with everything despite these difficult times; she pushed everything through to ensure my sale went through as soon as possible and ensured I was kept updated every step of the way. Absolutely amazing service, thank you for everything
Uflit have dealt with the sale of our property. Professional from start to finish nothing was too much trouble and they kept us updated with every detail throughout. Cannot praise Steve and Jo enough. We would definitely recommend them to anyone wanting to sell their property. You absolutely get what you pay for with a load of added extras you wouldn't get from most estate agents. Very personal touch and we were definitely in good hands. Thank you Steve and Jo! Craig and Roz X
We met Joanne by chance really whilst viewing a property and after talking to her we decided to put our house on the market with her. She got us more than we expected and from start to finish we couldn’t have been happier. The house sold very quick and all the way through Joanne was there cool and calm as ever. She even got us a solicitor who was equally as good. I wouldn’t hesitate to use UFLIT again. Have a chat with Joanne she’s a lovely person and very knowledgable. You won’t be sorry.
Excellent service from Uflit, Steve and Jo were on the button from start to finish with our house sale and the purchase of our new home.
Jo kept us up to date with prospective buyers, eventually securing a sale in 2 weeks allowing us to secure our new home.
We have no reservations about recommending Uflit for your house sale / purchase.
If your looking for exceptional service & value for money then this is the agent for you. Nothing is too much trouble & my experience could not have been any better. A fantastic agent & I highly recommend them
What can I say about the level of service we received from Jo and Steve? Exceptional, bespoke and professional are many of the superlatives that spring to mind. In a very challenging period which presents a multitude of constraints, we have still managed to move to our dream home. I have no doubts that if it wasn't for the diligence, honesty and shear work ethic of Uflit, we would still be in limbo. How many companies provide a 7 day service to such a level that the outcome is as personal and important to the client as it is to the customer? I would highly recommend Uflit. The alternative companies we engaged with in the early stages were not evenly remotely close in comparison. From the initial contact to the pictures and wording, things seemed refreshingly superior. Add to this high class communication and a genuine attitude of care and you have the complete package. Thank you Jo and Steve for everything you have done for us. We owe you a sincere level of gratitude.
